Education South Yarra Primary School 36 Modules •1,450 SQM •3 Storeys •19 Week Delivery All Projects Key Challenges Large-scale demolition and integration with existing school infrastructure Incorporating a lift and architecturally inspired fire systems Achieving superior acoustics for a school environment South Yarra Primary School marked a significant milestone as one of the largest and most complex modular builds ever undertaken by the Victorian Education Department. The project began with the demolition of outdated infrastructure, making way for a new, bespoke three-storey modular building. This building was meticulously designed to integrate seamlessly with the existing art room, providing modern, functional learning spaces while retaining the school’s unique character. The team at Grove embraced the complexity of constructing a three-storey building, incorporating an integrated lift to ensure accessibility for all users. The design also featured an architecturally inspired fire system, including hydrant hose reels and internal sprinkler systems, fully integrated into the building’s structure. Attention to detail was paramount, especially in the acoustics. The building was equipped with a double floor substrate system and a 3-layer acoustic ceiling design, making noise transfer nearly undetectable — an essential feature for a learning environment. With a 5-week build time in the factory and a total project lifespan of just 19 weeks, Grove completed the project 9 days ahead of schedule, delivering a high-quality educational facility on time and within budget. Following the successful delivery of earlier works at South Yarra Primary School, Grove was re-engaged to complete another new learning facility — a custom-built, 1,200m² education hub that was delivered in under six months. This project included demolition, detailed design, lift integration, utility upgrades, and full stakeholder coordination. Grove took full ownership of the build, ensuring a smooth, disruption-free process for the school community and reinforcing our ability to deliver quality educational infrastructure with speed, precision, and care. We were able to deliver a high-quality product quickly, with a strong focus on the needs of the school community. This project exemplifies how modular construction can be leveraged to meet the specific demands of modern education facilities. Brett Nicol – Construct – Program Director, Education
